Turning a Money Pit into A Money Tree: Building Over an Unwanted Pool

What is an effective solution for homeowners who have wasted space in their yard in the form of a pool? A Granny Flat is the perfect structure to build over what was formerly a pool, offering you a cash positive backyard solution, rather than a costly burden.

Residential pools in NSW are being filled in at a record rate and you can see why when you crunch the numbers around maintaining a home pool. Maintaining a pool can cost upwards of $3000 per year and when pools start to age, rejuvenation or rebuilding is needed.

Teri Etchells purchased her family home with a swimming pool 18 months ago and felt like she should be excited. "There's this myth around pools adding value to the house," she says. "We thought that because other people were excited that maybe we should be excited - even though we didn't necessarily picture ourselves by the pool a lot."

After a year of time-consuming maintenance and considerable costs, she decided it wasn't adding up.

If you are a property investor, a pool on your rental property is bad news for return on investment. Director of the property investment education group Property Women, Rachel Barnes, has 73 rental properties in her portfolio and not one of them has a swimming pool. "As an investor I want to make the most of what I invest in," she says. "If I've got ongoing maintenance costs, that's going to reduce my cash flow and I don't think the amount of money I would get for a rental property with a pool would give me a return on investment."

At Ian Cubitt’s we are always working on jobs which see Granny Flats built over what was formerly a pool. Our clients are amazed at what they can do with the space that a pool takes up can do for their family or their hip-pocket.

All our design consultants are trained and experienced in drawing up plans for former pool space. We take care of all your council approval needs, so you can just sit back and watch the process unfold.

Building Over a Pool – What You Need to Know

If the pool is not being filled in, we will need to either have the footprint of the granny flat completely coving the pool or extend the footprint of the granny flat using decking. We need to make sure there are no gaps greater than 125mm for a child to fall into the decommissioned pool. Our expert design consultants will take you through the process of ensuring this is complied with.

The pool must not be able to hold water anymore, this may be achieved by cutting holes in the bottom of the pool and sometime requires a pump to pump out any water that may accumulate at the bottom of the decommissioned pool. Due to the popularity of filling in pools there are a range of specialists who deal with this type of decommissioning. The Ian Cubitt’s team can help you find a reputable and affordable contractor for this job.

One advantage to consider of building over a pool can be that rainwater tanks may be located underneath the granny flat and therefore not visible from outside. This will require an access hatch in the deck so the tanks and pump may be serviced. Your Ian Cubitt’s design consultant can advise you on this.

Many councils prefer that you to build over the pool is by completely removing the base of the pool, then filling it with soil and extending the concrete piers passed the fill and into firm natural ground. This way there is no risk of anyone falling into the pool if not enclosed properly and no chance of water building up underneath the granny flat.

This is the type of specialist advice which only Ian’ Cubitt’s experienced team can offer.

There are many options when building over a pool and it is usually best assessed on your site. For an obligation free assessment, call or email us now to arrange a site visit and a discussion with one of our highly qualified design consultants.
